Commercial Door Repair: What Our Expert Sees in the Field
Commercial doors take far more abuse than any home door. Here is what fails, answered from the field by JDM elite technician Yuval.

After the closer and the hinges
Push bars and panic devices are the next thing we replace most
On commercial doors, once you get past the closer and the hinges, the part we replace most is the push bar, the panic device.
It is on every exit in the building, it gets hit all day, and when it stops releasing properly it is not just an inconvenience, it is the thing people leave through in an emergency.
We come after the handyman
We fix the door without damaging it, which is the whole difference
We specialize in doors, which means sourcing very uncommon parts and special hardware, and repairing a door without doing damage to it.
A lot of our commercial calls follow a handyman who decided an extra screw somewhere was a smart idea, and that only makes the repair bigger.
Knowing what not to do to a door is most of the job.
More moving parts than a home door
Commercial doors add a hydraulic closer on top of hinges and a lock
A house door has hinges and a lock.
A commercial door adds a door closer, the hydraulic arm on top that pulls the door shut automatically when you let go.
More moving parts under constant traffic means more that can wear out, and the closer and the hinges are the two things we replace most on commercial doors.
Answered by Yuval
What part do you replace most on commercial doors?
After the closer and the hinges, it is the push bar, the panic device. It takes a hit every time someone leaves, all day long, and it has to keep releasing properly because that is the door people go out of in an emergency.
Why not just have a handyman fix our commercial door?
Because we specialize in doors and a handyman does not. We are good at sourcing very uncommon parts and special hardware, and we know how to repair a door without damaging it. We follow handymen regularly, and usually somebody has added a screw somewhere thinking it was a smart idea, which only makes the repair bigger than it needed to be.
What is different about repairing a commercial door versus a home door?
A commercial door has more moving parts and far more use. On top of hinges and a lock, it has a hydraulic door closer that shuts it automatically, and it is opened constantly all day. That is why hinges and closers wear out fastest. We repair those and often upgrade the door to heavy-duty hardware built for the traffic.
Expert Commercial Door Repair You Can Count On
From Gal Cohen, Field Area Manager: "I have been on commercial door repair jobs since 2012, and our crews now run them across Florida, New York, Georgia, Colorado, Texas and South Carolina. Most repairs we handle wrap up in roughly 2 hours, same-day, and you can see the real before-and-afters in the photos and videos on this page."
JDM repairs and replaces commercial doors of every kind: automatic sliding entries, swing and entrance doors, fire-rated assemblies, hollow metal and steel security doors, and aluminum storefront entrances. Commercial doors run far more daily cycles than residential ones and face fire codes, ADA rules, and security demands, so a failure shuts down access and revenue. Our commercial techs keep you open.
Automatic sliding doors for retail and medical sites get calibrated and sensor-tuned for safe, smooth operation. Fire-rated doors get their closers, hinges, latching hardware, and seals repaired so the assembly works the way it was rated to. Steel and hollow metal doors and aluminum storefront entrances are core work for our crews, and when a door is too far gone to repair we replace the assembly rather than patch it.
Businesses pick us for solutions that balance security, accessibility, energy use, and the look of your brand. We schedule around your hours, run priority emergency service when a door failure stops operations, and offer maintenance plans that catch small issues before they become costly ones. From the first walkthrough to the final walkthrough, every job gets the same careful attention.

"After I made an appointment I decided I was going to try and do it myself. Michael FaceTimed me, walked me through what to do, then call back if I still needed him. An hour later I called him and he was at my house in 35 minutes. Some of the best service I've ever received from a contractor. He finished in two hours and went above and beyond. The same-day service was incredible. Absolute professionals."

"After a couple of hiccups with getting our repair done by someone else, our technician Richard showed up on time (actually half an hour earlier than the appointment time). He was very polite and got the job done in the time he told us it would take. Our glass door now glides smoothly and is able to lock again. I highly recommend Richard, he represented his company very well. I will definitely consider using them in the future!"

Commercial Door Repair: Common Questions, Answered
Here are straight answers to the questions we hear most about commercial door repair.
Answered by Gal Cohen, Field Area Manager
In sliding door repair since 2012 · JDM Sliding Doors
What types of commercial doors do you service?
We service automatic sliding and swing doors, aluminum storefront entrances, hollow metal and steel security doors, fire-rated door assemblies, and interior commercial doors, along with the closers, panic hardware, locks, and sensors on them. We do not service rolling steel, roll-up, loading-dock, or high-speed doors.
How quickly can you respond to a commercial door emergency?
We offer priority emergency service for commercial clients because a malfunctioning door can halt operations and compromise security. In most cases we can have a technician on-site within a few hours of your call, and we carry common commercial parts on our vehicles to resolve issues quickly.
What does commercial door maintenance include?
A maintenance visit checks the things that wear on a schedule rather than waiting for them to fail. We measure closer force and closing speed, check hinges and pivots for play, test sensors and safety circuits, cycle locks and exit devices, clean and lubricate tracks and running gear, and inspect seals and thresholds. Anything out of spec gets adjusted on the visit, and anything needing a part gets quoted. You keep the written report.
Do you offer maintenance contracts for commercial doors?
Yes, we offer customizable preventive maintenance programs that include scheduled inspections, lubrication, adjustment, and testing of all door components. Regular maintenance extends the life of your door systems, reduces emergency repair costs, and keeps fire and safety codes covered.
Do you replace commercial doors, or only repair them?
Both. Most commercial door problems are a hardware or alignment fix and we repair them on site. When a door is bent, corroded, or cycled past its service life, repairing it just buys a few months, so we quote a replacement instead: slab only, slab and frame, or the full assembly with new hardware. We tell you which one you are looking at after we see the door, never before.
Do you inspect and certify fire doors to NFPA 80?
No, and it is worth being clear about the difference. The annual NFPA 80 inspection has to be signed off by a qualified fire door inspector, and we are not that. What we do is the repair work an inspection turns up: closers that no longer latch the door, damaged or painted-over hardware, bad clearances, failed seals, and labels or hardware that were replaced with the wrong part. Send us the deficiency list and we will quote the fixes.
Can you bring our automatic doors into ADA compliance?
Yes. We test opening force, adjust closing speed and hold-open timing, check threshold height, and set sensor ranges and activation controls to meet ADA standards, then document what we changed. Where the existing operator cannot be brought into spec, we replace it with one that can.
How do you minimize disruption to our business during door work?
We schedule replacements and major repairs during off-peak hours, evenings, or weekends whenever possible. For work that must happen during business hours, we stage materials in advance, use temporary barriers for safety, and communicate clear timelines so your staff and customers are informed throughout.
Do you provide after-hours or weekend commercial door repair?
Yes. Commercial door failures don't wait for business hours, and neither do we. Our team offers after-hours, weekend, and holiday emergency repair service so your business stays secure and accessible at all times. Call us any time at (888) 283-8076 and a technician will respond promptly.
Do you repair automatic sliding doors for retail stores?
Absolutely. Automatic sliding door repair is one of our core specialties. We service sensor-activated doors, motion-detector entries, and automatic closers for retail stores, medical offices, hotels, and commercial buildings. Our technicians are certified on all major automatic door brands and carry common replacement parts on every service call.
How much does commercial door repair cost?
Commercial door repair costs vary depending on the type of door, the severity of the issue, and the parts required. Minor adjustments and sensor recalibrations typically start at a lower price point, while motor replacements or full panel repairs cost more. We provide free on-site estimates with transparent, flat-rate pricing so you know the total cost before any work begins.
What areas do you serve for commercial door repair?
JDM provides commercial door repair and replacement across six states. Florida is our largest market, covering South Florida (Fort Lauderdale, Miami, West Palm Beach), Tampa Bay, Orlando, Jacksonville, Naples, and Daytona. We also serve the New York City metro (Manhattan, Brooklyn, Bronx, Queens), the Atlanta metro, the Colorado Front Range including Denver, Dallas-Fort Worth in Texas, and the Charleston Lowcountry in South Carolina. Contact us to confirm availability at your address.
Do you work with property managers and multi-site businesses?
Yes, and it is a large part of the commercial work. We carry a certificate of insurance on file, quote flat-rate before anything starts, schedule around tenant and customer hours, and can walk a whole building or a portfolio and come back with one ranked list of what needs doing. Retail chains, restaurants, medical offices, hotels, and multifamily properties are the buildings we are in most.
